Floor Plans in Milton Keynes and Northamptonshire

A clear floor plan helps buyers and tenants picture a home before they visit. At Bluewire Hub we produce accurate floor plans in Milton Keynes and Northamptonshire for estate agents, letting agents, landlords and homeowners.

We measure every room on site, draw the plan to scale and send it to you ready for your listing. If you also need an Energy Performance Certificate, we can do both at the same visit.

Who our floor plans are for

Most of our floor plans are ordered by estate and letting agents who want reliable plans for every listing, without chasing several suppliers. We also work with:

  • Landlords preparing a property for a new let
  • Homeowners selling privately or through an online agent
  • Housebuilders and property managers who need plans for a number of homes

Whoever you are, you get the same careful measuring and the same finished quality.

What is included in your floor plan

Every plan we produce includes:

  • An accurate layout of each floor, drawn to scale
  • Room names and room sizes in both metric and imperial
  • The total floor area for each floor and for the whole property
  • A choice of black and white or colour
  • 2D plans as standard, with 3D plans available on request
  • Your company logo or watermark, if you would like it added
  • Files that upload easily to property portals and print cleanly in brochures

Floor plans measured at the same visit as your EPC

If you are selling or letting a home, you will usually need an Energy Performance Certificate as well as a floor plan. We measure for both at one appointment, so there is only one visit to arrange with the owner or tenant.

Because the same measurements are used for both, the floor area on your plan matches the floor area on the EPC. Buyers and their solicitors do notice when the two figures are different, and a match gives your listing a more professional finish. You can read more about this in our guide to using floor plans to add value during EPC assessments.

Why agents choose Bluewire Hub for floor plans

Accurate measurements

We measure every room on site rather than working from old drawings or estimates. Room sizes and floor areas are checked before the plan is sent, so you can publish it with confidence.

Experience you can rely on

John Allen has worked as a Domestic Energy Assessor since 2013 and has measured thousands of homes across Milton Keynes, Northamptonshire and north Buckinghamshire. He knows the local housing, from Victorian terraces to new build estates.

Quick and dependable turnaround

We aim to book your visit at a time that suits you and the occupier, and your plan is normally sent within 24 hours of the visit. If you need an urgent appointment, say so in the quote form and we will do our best to fit you in.

One local contact

You deal with the person who visits the property, not a call centre. If you have a question about a plan, you get a straight answer from someone who has been inside the home.

Already have a sketch of the property?

If you have a hand drawn sketch with measurements, we can turn it into a professional floor plan without a visit. Find out more about our sketch to floor plan conversion service, or read our tips on common floor plan sketch mistakes before you start.

How much does a floor plan cost?

The cost depends on the size of the property, the number of floors and whether you would like a 2D or 3D plan. Booking your floor plan with an EPC usually works out better value than booking the two separately.

We would rather give you an accurate quote for your property than a price that does not fit. We also offer regular rates for agents who order plans throughout the year. Get in touch and we will send you a quote, normally within 24 hours on weekdays.

Floor plan questions

Answers to the questions estate agents, landlords and homeowners ask us most about floor plans.

Why do estate agents request floor plans?2026-10-04T11:59:44+01:00

Buyers and tenants use a floor plan to understand the layout and room sizes of a home before they view it. A clear plan helps agents get better quality viewings and fewer wasted trips, which is why most agents now include one with every listing.

What information is included in a floor plan?2026-10-04T11:59:45+01:00

Our floor plans show the layout of each floor drawn to scale, room names, room sizes in metric and imperial, the position of doors and windows, and the total floor area for each floor and for the whole home.

Can I combine a floor plan with my EPC appointment?2026-10-04T11:59:45+01:00

Yes. We measure for the floor plan and the EPC at the same visit, so there is only one appointment to arrange with the owner or tenant, and the living area on the plan matches the EPC. Booking both together usually works out better value too.

Are your floor plans accurate enough for property marketing?2026-10-04T11:59:45+01:00

Yes. Every room is measured on site and the plan is drawn to scale, so it is suitable for property portals, brochures and window cards. As is normal practice, floor plans are for guidance only and are not intended for building work or legal boundaries.

Can you convert an existing floor plan into a professional format?2026-10-04T11:59:45+01:00

Yes. If you have a hand drawn sketch with measurements or an older plan, we can redraw it as a clear, professional floor plan without a visit. Find out more about our sketch to floor plan conversion service.

Can converted floor plans be customised for marketing?2026-10-04T11:59:46+01:00

Yes. We can add your company logo or watermark, supply the plan in black and white or colour, and label every room clearly so the plan matches the rest of your marketing.

Are digital floor plans compatible with online property portals?2026-10-04T11:59:46+01:00

Yes. We supply files that upload easily to the main property portals, including Rightmove, Zoopla and OnTheMarket, and that print cleanly in brochures and window cards.

How long does it take to produce a floor plan?2026-10-04T11:59:46+01:00

Most homes take between 20 and 45 minutes to measure, depending on size and layout. Your finished floor plan is normally sent within 24 hours of the visit.

Do I need to be at the property for a floor plan visit?2026-10-04T11:59:47+01:00

Someone needs to let us in, and we need access to every room that will be shown on the plan, including loft rooms and garages. Many agents arrange access with the owner or tenant, or leave us a key.

Are the room sizes on a floor plan exact?2026-10-04T11:59:47+01:00

We measure carefully, but floor plans are for guidance only, as is normal practice across the property industry. Room sizes are measured at their widest points, and the plan is not intended for building work, planning applications or legal boundaries.

Do your floor plans include garages, conservatories and loft rooms?2026-10-04T11:59:47+01:00

Yes. We include integral and attached garages, conservatories and loft rooms used as living space. Outbuildings such as garden offices or annexes can be added on request.

Do you offer 3D floor plans?2026-10-04T11:59:48+01:00

Yes. 2D floor plans are our standard service and 3D floor plans are available on request. Mention it in the quote form and we will include it in your quote.

How much does a floor plan cost?2026-10-04T11:59:48+01:00

The cost depends on the size of the property, the number of floors and whether you need a 2D or 3D plan. Booking a floor plan with an EPC usually works out better value than booking them separately, and we offer regular rates for agents. Fill in the quote form and we will reply within 24 hours, Monday to Friday.

Which areas do you cover for floor plans?2026-10-04T11:59:48+01:00

We produce floor plans across Milton Keynes, Northampton, Towcester, Brackley, Daventry, Buckingham and the villages around them, covering south Northamptonshire and north Buckinghamshire.

Why can the floor area on a floor plan differ from the EPC?2026-10-04T11:59:48+01:00

When we produce both at the same visit, the living area figures match. A floor plan can also show spaces an EPC does not count, such as an integral garage or an unheated porch, so the overall total on the plan can be a little higher.

Do you draw floor plans for commercial properties?2026-10-04T11:59:48+01:00

Yes, we can produce floor plans for small commercial buildings such as shops and offices. Fill in the quote form with some details about the building and we will discuss what you need.
